Each property gets a score out of 100 for how well it's documented and maintained: repairs logged, inspection findings resolved, warranties, permits and insurance on file, and seasonal maintenance kept up. A new home shows “Not enough data yet” instead of a number until you add your first real record, so nobody is graded on a house that hasn't been documented. After that, the score updates as you go.

If the AI can't confidently identify an issue, it says so and points you toward a professional rather than offering an unsafe guess.

You can hand it to your buyer. Create a transfer code, give it to them, and when they enter it your home's documented history opens up to them; you choose the date it unlocks, usually closing day. A documented maintenance history is a selling point, and you get credit for the care you put in.
